Yes, we ask all our guests to make a reservation ahead of time to be sure our waterfront cabins and glamping cabins are clean and ready and that we have an adequate number of staff for cabanas, kayaking and paddle boarding.  Reservations can be made same day though online by Clicking Here or call us at 877-577-7667.

The property as a whole is open 24/7.  Waterfront Cabin and Glamping Cabin rentals are available year round.  Cabin Check-in time is 3:30pm and checkout is 11:00am.  Day Cabana Rentals, kayaking and paddle boarding are seasonal (we are typically closed from November - February) However if you are renting a cabin or glamping cabin you can still use these anytime of the year.  Spring, Summer and Fall Cabana and kayak rental hours are from: 10:30 AM - 6:30 PM, Camping: 3:30 PM - 11:00 AM.  

*Once your reservation has ended, we do ask that guests leave the premises/facilities.

Prices vary depending on demand, with weekdays during the fall or spring being the least expensive and holidays weekends in the summer being the most. For exact rates quotes, Please click here and then enter the date you are interested in.  

You can have a maximum of 15 people per cabana.  Each additional person (after eight) is $20 - $35 per person depending on the day of the week and season.

The Renter/Responsible party must be 25 years of age or older unless accompanied by an adult guardian or parent (though exceptions are sometimes granted by calling us at 877-577-7667).  Families are encouraged to stay.    

Kayaks and Paddleboards, 3 swimming pools, 4 hot tubs, fishing, volleyball, basketball, pool table, ping pong table, horseshoes, shuffle board, foosball, firepits, hammocks and hiking.

 -More than 15 days notice prior to the booking date: 90% refund or credit 

-Between 7 and 14 days prior to the booking date: 50% refund or credit

-Less than 7 days notice prior to the booking date: No refund or credit

-Same day reservation - no refund will be given (less than 7 days)

We accept Visa, Master Card and Discover credit cards. All payments should be made in US Dollars.  

Yes,  50% is due at time of booking to make a reservation.  The remaining balance is due 7 days before arrival. 

 A pre-authorization of $200 is due 1 day before arrival and released 1 day after departure if:

1. No damage is done to the Property or its contents, beyond normal wear and tear.
2. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
3. All debris, rubbish inside and outside of Unit is discarded and placed in garbage cans.
4. All dishes are washed and put away prior to departure.
5. All keys are left in the lockbox and unit is left locked.
6. All charges accrued during the stay are paid prior to departure.
7. No linens are lost or damaged.
8. No early check-ins or late check-outs were made (unless approved by management).
9. The Renter is not evicted by the Management (or representative of the Owner), including but not limited to local law enforcement.
10. There has been NO SMOKING in the Unit. If we find any evidence of smoking inside the home, the Responsible Party will be charged $200 (two hundred dollars) minimum.

No, guest/renter may use the property as a private residence only. While we understand that you may have additional guests over, no parties, large groups or additional overnight guests are allowed exceeding the maximum occupancy.  All guests must be registered and sign a liability waiver. Exceeding the maximum occupancy or having parties/large groups at the property will be reason for eviction without reimbursement of rents and deposits. The total number of guests or Maximum Occupancy allowed by Renter to occupy or use the property are as follows: 6 Guests per Birdhouse Cabin, 4 Guests per Glamping Cabin & 15 Guests per Cabana.

Below is a list of suggestions that may be helpful to you as you are planning your trip. Keep in mind, Cibolo is 13 miles away and has the brand new HEB and many other stores should you forget anything.

Yes, our kitchens are stocked with all kitchen necessities you would need to make your meals. If you require any necessary kitchen gadgets that you are unsure we have, please bring them with you or please ask us if you forget anything.  

The gameroom is open 24 hours, the pool area is open from 10 AM to 11 PM. You are welcome to utilize these areas during these times.   

Yes, you are welcome to use any of the firepits and and picnic areas located at Son's Rio Cibolo. Please ensure all fires are extinguished after each use and monitor any flammable items or young children near open flames.   

Yes! Son's Rio Cibolo has super high speed fiber optic Wi-Fi in each cabin with smart TVs to stream your favorite shows! 

No, we love pets but unfortunately our insurance does not allow them.    

There are no life guards on duty,  no fence or barrier restricting persons from entering the water and no depth signs. Under water hazards may exist and swimming is at your own risk. Renter is responsible for the safety and well-being of all guests and is responsible for keeping a close watch on all swimmers as well as non-swimmers or persons who may enter or accidentally enter the water. Should the Renter/Responsible party be absent from the Property for any length of time, it is his/her duty to designate another person within his/her party for this responsibility.   

No, each vacation rental unit has a key pad.  You will be e-mailed access instructions as well as instructions to download our hassle free check -in app.  The access code will be e-mailed to you as well as be available on the check-in app at 9:00 AM on the day of your arrival.  Our property manager, maintenance man and cleaning manager live near by should you need anything during your stay.    

Unfortunately they are not.  Being built close to the creek, we had to build them high in the air to keep them out of the flood plane.    

Yes, Rio Cibolo Creek is a beautiful natural attraction, but is subject to occasional wet-weather flooding during heavy rains. The living areas of the unit are built above the flood-way though the parking way may not be. You are responsible or monitoring the weather and heeding all warnings, watches and precautions.  Obviously, this occurrence is rare and will not likely affect your stay.   

Yes, no problem.  

We recommend all children under the age of 13 and weak swimmers to wear a Personal Flotation Device (PFD) at all times when in or near the water or while kayaking or paddle boarding.  All Adults must have a life jacket available when kayaking or paddle boarding.  Life Jackets/PFDs are provided free of charge for all guests and are strongly encouraged.   

Yes, the closest gas station and restaurant is located at I-10 and Trainer Hale Rd.  Inside the gas station is a Mexican restaurant with really good food and breakfast tacos.  The town of Cibolo has a NEW HEB as well as numerous good restaurants, Cibolo is about 18 miles away.
